EPC
As of 1st October 2008, it has been a legal requirement for landlords to provide prospective tenants with a ‘Energy Performance Certificate’ (EPC).
However the regulations changed on the 6th April 2012 where the front page of the EPC has to be attached to any property particulars.
It provides informative showing how energy efficient the house is.
EPCs are needed for when a property is:
- Let
- Sold
- Built
EPCs are valid for 10 years.

Gas Safe
Landlords are legally to provide a Gas Safety Certificate to all tenants showing all gas appliances are maintained in a safe working condition.
All Gas safety checks are carried out by a Gas safety engineer.
